Property Management
Regalty Estates can provide bespoke property management; we appreciate that one solution does not fit all and our tailored approach to management is individual to each apartment block.

Annual review and negotiation of costs by service providers. e.g Electric, Insurance and Water to ensure best value at all times.
Section 20 consultation notices and project management for larger programs of work.
Health and Safety Reviews
Regular board of Directors Meetings
Day-to-day management of estate. (Dealing and resolving communal issues. e.g Insurance claims).
Ongoing evaluation and implementation of scheduled maintenance programs.
Leasehold Valuation Tribunals (LVT) - Applications and Representation.
Leasehold Valuation Tribunals were set up specifically to provide a less formal means of resolving disputes between Leaseholders and Landlords than is provided by the Courts. You can apply and represent yourself but LVT cases can be complex and you may choose to be represented by experts knowledgeable of the process and common disputes that arise.
Financial Management
Regalty Estates handles all day-to-day financial management in-house, thus enabling us to provide up to date financial information, forecasting and accounts quickly and easily. Abiding by current legislation Regalty Estates always ensures that..
Client money is kept separate (Ring Fenced) from office accounts and is clearly identifiable as a client account.
Client account funds will not be used to subsidise or finance other client property.
To keep detailed records of expenditure transactions relating to the client property.

Legal Services and Representation
Regalty Estates abides by all current regulations and legislation affecting leasehold developments, failure to do so could result in litigation against ourselves as well as directors of any scheme.
Our in-house legal team is able to provide expert legal advice and handle any legal dispute, specifically relating to property management. We provide case mediation, preparation and representation at County Court and Leasehold Valuation Tribunals and Appeals.
For newly completed developments, Regalty Estates is able to manage under a variety of legal structures and is able to give advice on options available, including individual resident owned management companies, leasehold and freehold options.
